Pat does a Comparative Market Analysis (CMA) based on recently closed homes similar to yours in size, condition, and location. She'll walk you through the comps and explain why she landed on the range she did — no guessing, no flattery.
How long will it take to sell?
It depends on the price, condition, and time of year. A well-priced, well-prepared home in Delray Beach or Boca Raton typically goes under contract within a few weeks in season. Pat will give you a realistic timeline based on current market data when she reviews your property.
Do I need to be out of the house for showings?
Ideally yes — buyers are more candid and spend more time when sellers aren't present. Pat coordinates showings around your schedule and can handle lockbox access so you don't have to be there every time.
What if I'm also buying at the same time?
Coordinating a sale and purchase simultaneously is something Pat does regularly. She'll help you sequence the transactions, negotiate contingencies where needed, and keep both deals on track.
What does it actually cost to sell?
